Is it Time to Sell Your House?
The thought of selling my house with kids terrifies me, the last time we bought and sold we had one child and one on the way and it was an impulse decision when we happen to find ‘ the perfect house’. Now it is 5 years and 2 more kids later and that perfect house seems to be getting smaller by the minute. I sat down with Krystal Moore Sales representative from Royal Lepage Royal City Realty, Brokerage I asked her some of my questions regarding buying and selling in Guelph.

Is there a best time to sell my house?
In Guelph, the best time is NOW lol. But seriously, the best times are in the “Spring” which starts mid-February for real estate, or the “Fall” which begins right after Labour Day. That said, there is really not a ‘bad’ time here…except right before Christmas or the first 2 weeks of January – and that’s only because having your house for sale will make the holidays a little less festive if you want to have company over.
Do you have any suggestions on how to stage a house with kids?
I have your house staged FOR you with your own items and we try to make it as kiddie friendly as possible. We also work hard before listing to ensure that your home is listed and sold as quickly as possible for the best price and terms.
What are some questions to ask yourself if you are considering selling and buying a new house?
If you are considering selling and buying, you might want to talk with me about what the pros and cons for doing one before the other are. Also, it’s important to remember WHY you are selling and to make sure we remember this while looking.
How do you know when it is time to upgrade?
If you are taking great care of your home, you might not need to upgrade in order to sell. BUT the best things to upgrade for personal enjoyment AND increased value are the kitchen, bathrooms and flooring. A fresh coat of paint does wonders – and we do this for you to get ready to list. If it seems really dated or is chipping/falling apart...it might be time.
Is it a good idea to have a wish list of items or does that make it harder to find the "right" place?
We go through a consultation and discuss what you are looking for, and it’s important to have a solid list of what you MUST have. It’s also important to share with me what you would LIKE to have so that I know what I am looking for with you too. Wish list items tend to add to the price of the home, but you work hard for your home, so if you CAN get it and you really want it, let’s try to get it!
